The proposed 2026 Town Center Development District includes approximately 169 acres, consisting of about 145 acres of taxable property and 24 acres of public right-of-way. It explicitly excludes the I-5 Bike/Ped Bridge Crossing and Landing, which were included in the boundary in 2024.

If approved, tax increment revenues would be generated from property within the boundary and could only be used for projects and programs within the boundary and identified in the Urban Renewal Plan.
