This is a visualization or concept of what could occur in this area under the policies set forth in the adopted 2019 Town Center Plan.

Each new development (building or buildings) requires a land use review process before a proposed development can be approved.

The buildings illustrated in these visualizations have not been proposed, reviewed or approved by the City of Wilsonville.

Image 1: Existing Conditions

This is an aerial image of the site as it exists today, without hypothetical future development. The vantage point looks southeast from Town Center Loop W toward the existing Regal Cinemas and Fry’s sites. Existing buildings are shown, such as Bullwinkle’s north of Town Center Loop W in the foreground, and Eye Health Northwest on the southwest side of Town Center Loop E.

Image 2: Long– Term Build Out or Full Development

This image illustrates an example of hypothetical future redevelopment occurring near existing established businesses on the east side of Town Center Loop W. The concept illustrates 3–4 story mixed use buildings in the Main Street subdistrict (MSD).

The area shown on the right side of this image is visible from I-5. This is the Commercial Mixed-Use (C-MU) subdistrict, which is intended to allow employment opportunities, entertainment, hospitality services in addition to housing. The subdistrict allows for taller buildings, up to 5 stories. While redevelopment is possible in this area, no hypothetical development is shown in this subdistrict in this image.

A food cart pod and associated food hall concept are shown west of the cinema, providing a mix of dining opportunities and a place for community members to gather.

North of the existing Cinema site, hypothetical mixed-use development is shown. Mixed-use buildings offer commercial and retail uses on the ground floor, with office or housing on upper floors. The hypothetical development is shown to occur where an underutilized parking area exists today. To accommodate parking associated with the mixed-use buildings, surface parking and structured parking are shown to support the hypothetical development.

Additionally, future streets are shown to illustrate increased connectivity between Town Center Loop W and the future extension of Courtside Drive, consistent with the 2019 Town Center Plan.
